A History of Queen Anne House, Seaham

Queen Anne House was reportedly built in the Queen Anne style on the early 1870's.  If this is the case, then it would have to have been built before Buddle Atkinson bought Woolley Grange in 1873; this is unlikely.  According to the current owners, they believe that the house was more likely built in the 1890's, by Robert HMB Atkinson.

The following is a property description from a recent property sales promotion.

Queen Anne house, in the hamlet of Old Burdon, near Seaton, is a fine brick built, detached, three storey house believed to have been originally constructed in 1870 in a Queen Ann style. The property is set back in a lovely farm setting, which was developed in more recent years to a small hamlet with six very attractive homes.

The property has been owned by the present owners’ family for many years and has recently been refurbished and renovated to a good standard with an interior design refurbishment by local designer, Melanie Brown.

The property offers fine accommodation over three floors with an entrance reception hall creating a beautiful family living room with a log burning stove. The views to the south and east are delightful. The drawing room has a westerly facing bay wind and two superb arched windows and a fabulous fireplace. To the rear of the hall there is a kitchen with an AGA and contrasting painted and stripped wood furniture. The kitchen leads on to a dining room at the rear, with a beautiful stone fireplace and multi fuel burning stove, connecting from the dining room is a Butler’s Pantry as well as useful store cupboards and a rear hall that leads to the utility room as well as a door leading to the rear courtyard. From the principal hall access is gained to a cloakroom/wc as well as a family snug room. The snug room leads to the adjacent Dove Cote Cottage which is a self contained annexe with one bedroom set on a mezzanine deck, and a large hall with access to a bathroom/wc with corner bath and shower as well as an open plan lounge/kitchen/dining room with a lovely bay window and views to the east and south. The principal house continues to the first floor where there are five bedrooms, three of which are large double bedrooms one of which has an en-suite bathroom/wc. There are two family bathrooms. To the second floor there are two bedrooms, one with an en-suite shower and both having separate study areas and fabulous views.

The property has oil fired central heating with a separate boiler for the Dove Cote annexe.

Detached from the house is a garage with a separate boiler at the rear, its own private hall with cloakroom/wc, and above the garage a self contained studio with large professional working office as well as a private office. The studio is ideal for independent accommodation. At the rear of the main house there are useful storage areas and a log compound as well as a fenced compound, ideal for dogs. The adjacent old dairy would provide an excellent large separate garage and workshop. It currently has two large workshop rooms and first floor storage space and has planning permission for a one bedroom holiday let, if required. (Owners to verify) .

Queen Anne House is surrounded by magnificent countryside, has fine seaviews and near by a highly acclaimed golf course, Sharpley Springs Golf. The current owners have recently developed a highly successful leisure business centred around the adjacent Sharpley Hall Farm with Fly fishing on six trout lake, driving range and Equestrian facilities as well as other country leisure pursuit. The country lanes around this area are particularly attractive. Queen Anne house is very private with its own lovely lawned gardens surrounding with hedge boundaries and a beautiful rose garden and climbing plants and mature trees that surround the house itself.

There is a separate large carp pond. Old Burdon is a hamlet to the west of Seaton which has good access via the A19 to Sunderland and by other access routes into Washington, Durham and Newcastle. Queen Anne house is a property of considerable character and charm, tastefully decorated and very well presented with beautiful architectural detailing, windows, fireplaces and high ceilings and cornicing.

A delightful property in a very good location.
